Location The land lies principally within a ring fence and is situated south off the B1200 Manby Middlegate Road with access from the north west corner, all lying immediately west of the village of Manby.
The market town of Louth lies approximately 5 miles away and the City of Lincoln lies approximately 30 miles to the west.

Description The land is classified Grade 3 on the Agricultural Land Classification East Midlands Region documents.

The soil type falls into the Holderness Series on the Soils of England and Wales which is described as a slowly permeable fine loaming soil suitable for the growing of cereal crops and grass.
