Method of Sale The land is offered for sale as a whole or in 3 Lots by informal Tender by 12 noon on 31st July 2020. The buyer will be required to exchange contracts as soon as possible following receipt by the buyer’s solicitor of a draft contract with completion by arrangement. A 10% deposit will be paid on exchange of contracts.
Tenders should be submitted to the agent’s office in writing. A tender form is available on request.
Tenure, Possession and Holdover The land is offered for sale freehold with vacant possession on completion subject to holdover for the outgoing tenant to harvest the growing crops.
Farmland The land is shown as Grade 3 on the provisional Agricultural Land Classification plan. The soils are shown on the Soils of England and Wales 1:250,000 scale plan as Blackwood which is described as a sandy loam soils suitable for cereals and grass.
The arable land has been cropped in the last few years with wheat, barley, OSR, maize and sugar beet.
Outgoings Drainage rates are payable to the Trent Valley Internal Drainage Board. The amount payable for the year to 31st March 2020 is £179.92.
Holdover & Early Entry The seller will reserve rights of holdover to harvest the growing crops. The vendors are willing to allow early entry onto the farm for the purposes of sowing crops, subject to the payment of a 20% deposit.
Basic Payment The land has been registered with the Rural Land Registry. There are no entitlements available with the land.
The buyer(s) will be required to indemnify the outgoing tenant against any future breaches of Cross Compliance between entering the land and the 31st December 2020.

Access Access to Lot 1 is either from the A1133 or the private lane off the A57.
Access to Lot 2 is via A57 or Trent lane.
Access to Lot 3 is from the A57.
