The Land The land is classified as Grade 3 and the Soil Survey of England and Wales describes the land as Beccles 1, being fine loamy over clayey soils, suitable for grassland and winter cereals.

Basic Payment Scheme The land has been registered under the Rural Land Register. There are no entitlements to be transferred with the land.

Development Clause The land falls within open countryside under the Central Lincolnshire Local Plan (2012-2036) and there is a presumption against development. A pre-application enquiry was made to West Lindsey District Council and a copy of the response is available from the selling agent.
The land will be sold subject to a clawback with the reservation of 25% of any future development value for a period of 30 years.
