Situation and Description The farm is situated to the north of the village of Stixwould which is approximately 2 miles north from Woodhall Spa.

The land is offered to let as a whole and is a useful sized block for local farmers.

The land is accessed either from the Public Highway or via a farm track. The majority of the land is Grade 3 and is classified as being Beccles 3 and Ragdale series which is described as loam over clay with areas of lighter land suitable generally for winter cereals.

Farm Buildings None

Basic Payment All the land has been registered for the Basic Payment Scheme and the relevant number of Entitlements will be transferred to the new Tenant for the length of the Tenancy for a nominal sum of £1. On termination of the Tenancy the Entitlements or their equivalent will be transferred back to the Landlord or a nominated third party with no compensation payable to the outgoing tenant.

Holdover and Early Entry The current tenant will have the right to harvest the crop of Spring Barley until 30th September 2021. Early Entry onto the land following harvest will be allowed subject to agreement.

Sporting Rights These will be available with the land.

Rights of Way The farm will be let with the benefit of all existing rights of way, wayleaves, easements and rights of drainage. There is a gas pipeline that crosses the land and a public footpath crosses NG 9829.

VAT There is no VAT to be charged on the rent.

Reservations All minerals and timber reservations will apply

Drainage We have been informed that the land has been underdrained where necessary but no plans are available.

Outgoings The Tenant will be responsible for all outgoings. Drainage rates are payable to the Witham Third Internal Drainage Board and the current year’s payment is £424.64. A general drainage charge is payable to the Environment Agency in the sum of £61.49 for the current year.

Farm Business Tenancy This will be for a 3 year term and it is proposed that the Lincolnshire Association of Agricultural Valuers agreement will be used. A copy of this is available on request. The rent will be payable half yearly in advance with a clause against sub-letting.

Stamp Duty Land Tax The Tenant will be responsible for any tax that may be due. It is advised that they ensure that they have considered this element prior to tendering.

Confidentiality All information received from applicants will be treated in strict confidence and used only in connection with this tender.

The envelope should state ‘Part abbey Farm FBT’. Tenders may be submitted by email only by prior arrangements.
