Situation The land is located approximately 4 miles west of Market Rasen and about 1 mile north west of West Rasen. Access to the land is off a substantial farm track directly off the A631.

Description The land has been within the Strawson/Astley-Cooper family since the 1930’s and is a secluded block of useful permanent grass land. There is a former crew yard which includes a single storey brick under pantile roof open fronted 6 bay cart shed and a brick under pantile roof single storey barn with planning permission for one 2/3 bedroom residential dwelling.


Method of Sale The land is offered for sale as a whole by private treaty. The buyer will be required to exchange contracts as soon as possible following receipt by the buyer’s solicitor of a draft contract with completion by arrangement. A 10% deposit will be paid on exchange of contracts.

Tenure, Possession and Holdover The land is offered for sale freehold with vacant possession on completion. The land has been let on a grazing licence until 31st October 2020 but the licensee will vacate earlier if required.

Farmland The land is shown as Grade 3 on the provisional Agricultural Land Classification plan. The soils are shown on the Soils of England and Wales 1:250,000 as predominately Wickham 2 series which is a loam soil suitable for combinable crops and grassland. The land borders the River Rase which is fenced to protect it from livestock that is currently grazing. There may be environmental schemes available.

Planning Planning permission was granted on 31st January 2020 for the conversion of the agricultural building to one 2 bedroom dwelling by West Lindsey District Council subject to conditions. A copy of the permission and plans are attached to these sales particulars.

Outgoings A General Drainage charge is payable to the Environment Agency. The amount payable for the year to 31st March 2020 is £100. Drainage rates are also payable to the Ancholme Internal Drainage Board and the current years rates are £136.50.

Basic Payment The land has been registered with the Rural Land Registry and the relevant number of Entitlements will be transferred on completion.

The buyer(s) will be required to indemnify the Landlord against any future breaches of Cross Compliance between entering the land and the 31st December 2020.
