The Land -

The land is underdrained via several aged, clay pipe schemes. The drains outfall to open ditches.

A metered mains water and electric supply are connected to the farmhouse. The farmhouse also benefits from oil fired central heating via a range cooker with drainage being to a private system.

The water supply is further shared with the farm buildings and adjoining grass paddocks (save for Lot 2). The single-phase electricity supply to the buildings is limited and would benefit from being upgraded.
